Dog Friendly Accommodation in the Lake District
Congratulations on finding Broadoaks, if you have a dog and you are looking to bring your best friend away with you then you have found the right place. As considerate dog owners ourselves we take great pride in offering our beautiful country house hotel to similar considerate dog owners.
All of our beautiful Garden Suites and our main suite "Boudoir" are 4 paw friendly , just look out for the "paw" symbol when you view the room details.
We will treat your best friend as one of our guests , they will receive a personal pack of treats on arrival ( from Molly the cockapoo ) along with a copy of her 4 paws menu.

My name is Molly (or Molster to my friends) and I would like to welcome you to “my” lovely hotel - Broadoaks Country House which offers dog friendly accommodation in the Lake District. I convinced my family to allow me to invite my friends to Broadoaks, so you will need to be on your best behaviour or I will get into trouble.
Molly’s house rules:
- No jumping on the beds with dirty paws
- Collars & Leads on when in the main house and grounds (health and safety)
- No howling, barking or in my case singing in the house or you will need to go in the car
- Unless you are wearing a suit & tie then you are not allowed in the dining room!
- We are allowed in all other public areas including the music room and bar
- Please also ask your folks to use a poop bag and to use the specially designated bin
OK so now that all the formalities out of the way! Let's talk about the most important things FOOD ……. I have worked very hard with our chef Sharon to put a special menu together for your stay (see below). I hope you like it, if you do have any special dietary requirements then just let us know before you arrive and Sharon has promised me that she will do her best to prepare something to suit your taste buds.
One last thing if you don’t like dining on your own in the room and want to dine with the grownups then you will need to let the Broadoaks team know , they can sometimes let your parents eat their posh evening dinner in the bar or in the music room providing we are not too busy , then you can sit under the table. I would recommend however staying in the room, that way everyone has more fun!

Terms & Conditions
Please see below our standard terms and conditions for the following types of bookings:
STANDARD ROOM BOOKINGS TERMS & CONDITIONS
1. Making a booking, Deposits and Payments
1.1. All rooms at Broadoaks are released for booking on a rolling 90 day basis eg from the day that you speak to us you may book a room anytime subject to availability within the next 90 days.
1.2. A Maximum of 8 rooms for a single group may be booked at any one time . If more rooms are needed then you will need to speak to our events team about an exclusive hire booking .
1.3. We will ask you for a non-refundable deposit of £75.00 to secure each individual room reservation; the remainder is charged to your account and is due for payment on check out.
1.4. The credit or debit card that you use MUST be registered to the address that you give to us when you book.
1.5. We do not accept cheques; all payments made by BACS must be cleared prior to arrival or departure.
2. Cancellation Policy
2.1. When you make a reservation at a hotel it is a contract in law, we appreciate that things sometimes do change so we would urge you to take out travel insurance so that in the event of a cancellation out of your control then you are covered.
2.2. To book a room we will ask you for a £75 deposit. All deposits are non-refundable but we will allow you to transfer the booking provided you give us 14 days’ notice.
2.3. You may transfer your booking to another date within 90 days of your original booking providing you have given us 14 days’ notice. You may be asked to pay the difference in the booking value if you have moved to a higher priced season or room type.
2.4. Bookings cancelled within 14 days of arrival will be charged the FULL stay value including food and any pre agreed extras booked. We will do our very best to resell the room within the 14 days. If we do than we will refund your credit card with the amount we receive less 25% of the value of your total booking to cover administration costs (and to cover any commissions we may have paid to booking agents).
3. Check in and Check out
3.1. Check in is guaranteed from 3pm on the day of arrival, if you do need an earlier check in time please just call us in advance, we will try our very best to accommodate your request . Check out Is generally 11am on the day of departure, if you find our beds so comfortable that you just can’t get up, then subject to availability we might be able to give you a little more time.
4. Single Occupancy
4.1. We are pleased to offer the rooms from our Bijou collection for single occupancy, see our tariff for details of discount available .If other rooms are available on the day of arrival then you will be invited to upgrade if you so wish.
5. Children and Extra Adults
5.1. We do not charge for children aged 3 years and under providing they don’t eat cooked full breakfasts!
5.2. All other children (3yrs to 11yrs) will be charged at £30.00 B&B.
5.3. Extra Adults will be charged at £50 B&B.
5.4. The above rates assume that 2 other adults will be sharing the same room with their extra guests. Not all of our rooms are suitable for accommodating extra guests so please ask us at the time of booking.
5.5. Children are allowed in our Oaks restaurant providing they are seated and not making a noise disturbing other guests
6.1. Dogs are charged at a std rate of £25 DDBB per night (see 4 paws menu for food selections).Price will be reduced by £5 if own food provided . Well behaved Dogs ON A LEAD are permitted in the following areas & rooms The Boudoir, and all 3 of our Garden Suites, the Front Bar, the Music Room and the Grounds and outside terrace. If your dog causes disturbance to other guests while they are in house or in your room then we may politely need to ask you to move the dog into your car.
7.1. We reserve the right to increase prices by the relevant amount if VAT is increased on or before arrival date. Rates currently are 20% VAT inclusive.
8. Payment Methods
8.1. We welcome cash, and all major credit Cards except AMEX.
8.2. Credit Card charges :
Debit cards – Zero charge
Credit cards – 1.5% if your bill is over £800
9.1. We are a STRICT NON SMOKING HOUSE; smoking is permitted on our outside terraces and gardens only. We also respectfully ask that you and your guests please use the ashtrays provided. The minimum charge for non-compliance is £150 per guest room.
10. Spoilage and Damage to Rooms & Furniture
10.1. If any extra intensive cleaning or decorating is required after you have departed ( this includes 3rd party companies hired to provide a service for you ) , you shall be liable for the cost of the extra cleaning or decorating that may be required in the event of staining or burns to linen, flooring, furniture, paintings and walls.
10.2. Carpets, furniture or decorations: any redecoration or restoration costs will be charged for at a labour rate of £200 per day plus materials. We will automatically hold £500 on your debit card for any works needed or more if the damage is excessive.
Charges will only be levied in the event that it takes our team of cleaners or our maintenance man any extra time and/or effort to clean the room over and above normal usage.
If a carpet is soiled or damaged and despite our reasonable endeavour to clean it or repair it , such carpet will need to be replaced in its entirety the cost of such replacement shall be passed on to you. In the first instance we will hold your entire damage deposit, when the replacement has been fitted we will give you a copy of the final bill for your records. Our standard suppliers will be used to do any repair.
10.3. Mattress Spoilage: The standard charge for Mattress Spoilage is £100; if the Spoilage is severe then you will be charged for a replacement mattress to the same standard that was on the bed.
11. Loss of room revenue
11.1. Broadoaks reserves the right to charge full room std B& B tariff should we not be able to resell a guest room after your stay due to the following reasons:
11.2. Smoking in any of our guest bedrooms.
11.3. Breakages rendering the room incomplete to resell to another guest.
11.4. Specialist room cleaning including carpet shampooing.
