The views from Ash are arguably the best in the house; antique Victorian leaded windows frame a picturesque scene leading from our beautiful grounds right down to Lake Windermere.
You can hear the sound of the fast flowing river Troutbeck from the valley to the left of the house, Ash is a real treat to your senses the sound of flowing water from the main fountain at the front of the building will be sure to send you into a sound sleep.
Ash has just been completely refurbished with a new roll top Victorian bath, and decorated with designer wallpaper, a lush ruby red carpet and Vintage French style Super king size bed and hand carved bedroom furniture creating a stylish and luxurious space.
If you’re new to the lakes this is an excellent room to take in our wonderful grounds and surrounding countryside, binoculars give you the opportunity to spot our regular Roe deer visitors who can be seen most mornings in the grounds.
If you would like to treat your partner why not organise a little something on arrival, from Chocolate dipped strawberries to champagne click the pink button in the left column and find the perfect surprise for your loved one.
Interesting room facts:
Mattress: Super King Sleepease Memory Foam
Wallpaper: Fleur de lys Paint: Farrow and Ball Cornforth white
Designer feature: Ash is home to the original Victorian toilet installed by Doctor Hodges, they don’t make ‘em like they used to!
WOW Feature: A glimpse of Windermere, we know were not lakeside but this elevated position is a fantastic spot to take it all in.
“The views were wonderful and we felt like we were in a bygone time, a wonderful weekend.”

Broadoaks would like to introduce "Molly" the house cockapoo
My name is Molly (or Molster to my friends) and I would like to welcome you to “my” lovely hotel - Broadoaks Country House which offers dog friendly accommodation in the Lake District. I convinced my family to allow me to invite my friends to Broadoaks, so you will need to be on your best behaviour or I will get into trouble.
Molly’s house rules:
- No jumping on the beds with dirty paws
- Collars & Leads on when in the main house and grounds (health and safety)
- No howling, barking or in my case singing in the house or you will need to go in the car
- Unless you are wearing a suit & tie then you are not allowed in the dining room!
- We are allowed in all other public areas including the music room and bar
- Please also ask your folks to use a poop bag and to use the specially designated bin
OK so now that all the formalities out of the way! Let's talk about the most important things FOOD ……. I have worked very hard with our chef Sharon to put a special menu together for your stay (see below). I hope you like it, if you do have any special dietary requirements then just let us know before you arrive and Sharon has promised me that she will do her best to prepare something to suit your taste buds.
One last thing if you don’t like dining on your own in the room and want to dine with the grownups then you will need to let the Broadoaks team know , they can sometimes let your parents eat their posh evening dinner in the bar or in the music room providing we are not too busy , then you can sit under the table. I would recommend however staying in the room, that way everyone has more fun!
Ps I hope you enjoy your stay at Broadoaks.
